We believe that our tenancy fees are competitive and transparent.

Pre Move-in

  • Right To Rent Check

    Covers the administration costs incurred in order to comply with the requirements of the Immigration Act 2014 to establish the 'Right to Rent' status for all Adults moving into a Property.

  • Set-up charge (Single applicant/Company let)

    To cover the cost of referencing a tenant or company, part-cost in drawing up the tenancy agreement, part-cost of the inventory, check-in and deposit registration (if applicable).

  • Set-up charge (per additional applicant)

    To cover the cost of referencing a tenant or company, part-cost in drawing up the tenancy agreement, part-cost of the inventory, check-in and deposit registration (if applicable).

  • Guarantor Administration charge

    When required, to cover our additional costs of referencing, credit references, administration and preparation of legal documentation.

  • Rent in Advance Payment Administration Fee

    Payable when the full rental term is paid in advance or a shortfall payment is made. The cost covers additional administration in arranging & negotiating the tenancy.

  • Permitted Occupier charge

    For EACH permitted occupier, when applicable, to cover our administration costs (only applicable to Nannies/Au pairs and any individual staying less than 4 days per week).

  • Check-Out charge

    When applicable, which covers a proportion of the check-out report costs at the end of the tenancy.

    £60 for Multiple Occupancy tenancies (Room Lets).

  • Abort charge

    Should you change your mind about moving into a property.


Security Deposit

The security deposit will be usually be equal to a minimum of 6 weeks’ rent and will be held by the landlord or Arun Lettings as ‘stakeholder’ within a government approved Tenancy Deposit Scheme. The deposit is held for the duration of the tenancy to safeguard against damage or other tenancy breach, to be returned at the end of the tenancy, subject to the property being returned in acceptable condition and with both parties’ agreement. Arun Lettings are members of the TDS.

Credit Checks

The Tenancy Charge Declaration Form is part of your application for the tenancy and is used in conjunction with the referencing information submitted to assess your suitability as a prospective tenant with the landlord.

Applicants are independently assessed by a credit-referencing company who will make searches about you with credit reference agencies. The agencies will record details of the search whether or not your application proceeds. The credit-referencing company may use credit-scoring methods to assess your application and to verify identity.

If the applicant/s fail the credit check, referencing or the application is withdrawn, the advance payment will have deductions made from it to cover the administration costs, charges and expenses incurred to that point. These will include, but are not limited to:

  • Administration costs in carrying out a credit check and obtaining appropriate references;
  • Charges from credit referencing and tenant approval agencies;
  • Administration costs in liaising with the landlord and obtaining their instructions;
  • Administration costs incurred in negotiating with you and agreeing the terms of the tenancy;
  • Administration costs in preparing a tenancy agreement;
  • Loss of opportunity to market the property to other prospective tenants;
  • Administrative costs and charges associated with re-marketing the property to other tenants.

Unless the application is withdrawn at a very early stage it is likely that most, or all, of the advance payment will be used against these costs and charges.

Signing the tenancy agreement

On completion of satisfactory references an appointment will be booked for you to attend our office to sign the tenancy agreement and pay all remaining fees, rent and security deposit, by banker’s draft / building society cheque or debit card. Cash, personal cheques and credit cards are not acceptable.

Each person over 18 years of age sharing the property must complete a separate referencing application form.

Moving In

The amount payable on the day of move-in must be paid to Arun Lettings direct, either by banker’s draft or debit card. All monies must be cleared funds. We regret to inform you that Arun Lettings are unable to accept cash or credit card as a form of payment.

During Tenancy

These charges may be chargeable during tenancy. Please contact your Letting Team.

  • Extension/Renewal

    Per tenancy

    £24 for Multiple Occupancy tenancies (Room Lets).

  • Early Termination Fee charge

    Plus landlord charge

  • Safe and Legal checks

  • Appliance Testing

  • Late Rent Penalty Charge

  • Aborted Visit charge

    Cancellation of routine visit or maintenance callout without providing 24 hours' notice.

  • Tenancy Amendment

    Per person
